Tell us what you want to build.

Photographs, the address and a description. That is enough to give you a useful first answer, and it is faster than a phone call for both of us.

Four photographs are worth more than twenty. If you can, send:

  1. The rear elevation straight on, from the far end of the garden — standing square to the wall, with the roof and the ground both in frame.
  2. Both side boundaries, showing how close the house sits to each one.
  3. The roof from the garden, showing the eaves and any existing dormers.
  4. Any junction with an existing extension, if the house has been added to before.

Brickwork is a ruler — four courses is 300 mm — so a square-on shot with brick in it lets us estimate heights and projections closely enough to tell you whether a scheme is comfortably inside the limits, marginal, or clearly outside them.

Up to 8 MB in total. Larger drawing sets are best emailed across separately — send this form first.

Photographs you send are used to answer your enquiry. We will not publish any image of your property without asking you first.

What you get back. A written reply with an honest view of what looks likely, which permitted development class or planning route applies, and the specific things that would need checking properly before you commit money. No charge.

What it is not. It is not confirmation that your project is permitted development, and it is not a substitute for a certificate. Whether a scheme qualifies turns on measured dimensions and the property’s planning history, and neither can be settled from photographs. If you act on this preliminary view without having the dimensions and planning history checked properly, you are doing so at your own risk.

What happens next

1. You send the form. We reply in writing, usually within three working days, with an honest view of what looks likely and what needs checking. No charge, no obligation.

2. If it looks worth doing, we visit and measure. We do not ask you to decide anything at that visit and we will not put a contract in front of you at your kitchen table.

3. We send you a written fee proposal afterwards. Fixed fee, scope set out in full, and what is not included. You take as long as you want with it.

4. Work starts when you accept in writing. Not before.
