Priced before we start.
A fixed fee agreed in writing before any work begins — not an hourly rate that drifts. Starting prices below; the exact figure depends on the size of the project and how much of the route you need.
Garden rooms & outbuildings
Summer houses, garden offices, studios and workshops. Design, drawings and the permitted development or certificate route where one applies. Fixed fee from £750.
Extension planning packages
Measured survey, existing and proposed plans, elevations and sections, and the planning or lawful development submission itself. Fixed fee from £1,200.
Full planning + building regulations
Everything in the planning package, plus the technical drawings, construction details and specification building control needs. From £2,500.
Larger projects
New builds, conversions and anything outside householder work. Priced per job after we have seen the site and the brief.
All fees are fixed and agreed in writing before any work begins. We are not currently VAT registered, so the figure quoted is the figure payable.
Exclusions
What the fee does not cover.
Every project needs at least one of these, and none of them are in the figures above:
- Statutory fees — planning, lawful development certificate and building control charges, paid by you direct to the authority
- Structural engineering — beam and foundation calculations
- Party wall surveyors, where the Party Wall etc. Act 1996 applies
- Specialist reports — ecology, drainage, heritage, flood risk, where the council asks for one
- Site inspection during construction
We tell you which of these your project needs as early as we can work it out, and we will tell you before you commit, not after.
What is included
Modelled, not just drawn.
Everything is modelled in Revit, and 3D views from the model are included as standard rather than charged as an extra. That is not decoration — clients find it far easier to commit to something they can actually see, and builders price it more accurately when the geometry is unambiguous. Where you want something closer to a photograph — materials, lighting, a view you could put in front of a planning committee — photoreal renders are quoted separately, as a fixed fee agreed before we start. Most householder projects do not need them.
Most householder drawing packages take two to three weeks once the survey is done. We agree the actual date with you in writing before starting, and we tell you early if anything threatens it.
Where the fee includes it, we make the submission and deal with the officer’s queries, so you are not chasing the council yourself. Statutory application fees are paid by you, direct to the authority.
The fee is agreed up front and does not move unless you change the brief. If something turns up mid-project that changes the scope — a planning history nobody knew about, a structural issue the survey uncovers — we tell you what it means for the fee before doing the work, not afterwards.
